What is a Buyer's Agent?

BUYER'S AGENCY (or the Buyer's Broker) is a relatively new concept wherein a Real Estate Agent specifically represents the BUYER to insure their best interests are protected.
Prior to your move, the Buyer's Agent will offer assistance to provide a variety of useful information about your new community, new home models, floor plans, inventory, resale listings, schools, taxes, etc.
Your Buyer's Agent will provide you with listings and information prior to actually making appointments to see the properties. This will help you eliminate any homes that you may not be interested in seeing. This can be done via e-mail or fax machine.
If you desire, your Buyer's Agent will have a custom-created itinerary, and will take you on a personalized tour of every community, listing, model and builder inventory available in your specific area of interest that meets your buying criteria.
Your Buyer's Agent will further assist you in site selection and then represent you in actual contract negotiations.
Your Buyer's Agent will explain the mortgage process to you, assist you if you finance, make recommendations, and attend the final closing if you desire.
In the event that you build, your Buyer's Agent will assist in the color and finishing sessions, and monitor the entire construction process.
The best news is that the Buyer's Agent's services are FREE to the prospective buyer. All fees are paid by the SELLERS in the form of previously negotiated co-broker and listing agreements.
